Apartment property management in Seattle, WA

Seattle has the largest share of our portfolio. Precision Management Company manages apartment communities across the city, from historic buildings to newer mid-rise properties, with on-site teams supported by our Bellevue office across the lake.

How we operate in Seattle

Seattle is a city of distinct neighborhoods, and renters in each one look for different things. Our Seattle buildings vary widely in age, size and style, from historic properties to newer mid-rise communities, and each has its own resident base and its own website for leasing. You can see the communities we manage on our portfolio page.

Managing this many buildings in one city gives our team practical, block-by-block knowledge. We see how renters compare neighborhoods, how new supply affects nearby buildings, and which services and amenities make the biggest difference to renewals. That knowledge goes into each building's operating plan.

Operating well in a demanding market

Seattle is not a simple place to run apartments. Renters have plenty of choices, older buildings need steady care, and local rules for rental housing are detailed and change over time. Owners need an operator who handles the day-to-day well and keeps the property in step with current requirements. For Seattle owners, our work includes:

  • Leasing and marketing through each community's own website, with online availability and applications.
  • Resident relations built on clear communication and consistent, fair policies.
  • Maintenance and turns handled by on-site teams with support from trusted vendors.
  • Care for older buildings, including planning capital projects so upgrades are phased sensibly.
  • Accounting and reporting in Entrata, with monthly results owners can read at a glance.

New construction and lease-ups

For developers bringing new apartments to Seattle, Precision offers lease-ups and pre-development consulting. We have completed more than 50 lease-ups across the region, from Class A high-rise and mid-rise buildings to garden-style communities. Getting involved early, while unit mix, amenities and pricing are still being decided, helps a new building open stronger and reach stabilization faster.

How we work with owners

Every engagement starts with the owner's goals. Some clients want steady, long-term income from a stabilized asset. Others are preparing a new building for its first residents or repositioning an older community. We build the operating plan around those goals, then report against it every month through Entrata, so owners see the same numbers our team sees. Many of our client relationships have lasted 15 to 25 years or more, and we think that is the clearest measure of how we work.

Our services fall into three groups. Pre-development consulting gives developers input on unit mix, amenities and pricing before plans are final. Lease-ups take a new community from first move-in to stabilized operations, and Precision has completed more than 50 of them. Stabilized property management covers leasing, resident relations, maintenance, vendor oversight, accounting and reporting for the long term. You can read more about each on our services page.

Common questions from Seattle owners

How does Precision staff and support Seattle properties? Each community has on-site leasing and maintenance staff sized to the building, supported by our Bellevue office for accounting, reporting, vendor management and leadership oversight. Owners receive monthly reporting through Entrata.

Can Precision take over management of an existing Seattle building? Yes. When we take over an existing community, we plan the transition carefully, covering residents, staff, vendors, records and reporting, so the change is smooth for everyone involved.
