Patrick J. Welton, CPM
CEO
Patrick Welton has been in various forms of property management for the past 30 years. Starting in hospitality management for the Red Lion Hotel chain, he moved to residential property management by
joining Magnuson Management Company in 1984. Three years later, Pat was promoted to Vice President in 1987 and achieved his CPM (Certified Property Management) designation in 1988.
1988 brought further opportunities for Pat when he became president of Centron Management Company which, at the time, was one of the largest apartment developers in the Pacific Northwest. He
has completed over 6,000 units in lease up during that time and in 1989 combined Centron's accounts with those of Commonwealth Pacific in 1989 becoming President/Partner of the new company,
Premiere Management Company in Seattle, Washington. Under Pat's guidance, Premiere grew to 9,000 apartments and 200,000 square feet of commercial space under management in three states. Premiere
Management Company was sold in 1994.
In 1994 Pat founded Precision Management Company with the focus of providing more customer and boutique services to his clients. Pat is a 1982 graduate in Business Management from Central Washington University. He has spoken to national audiences at the Oregon Apartment Association,Washington Apartment Association, and the apartment industry trade show, Trends, where he has been a featured speaker on multiple occasions. In addition, he has been published nationally in the Journal of Property Management.
Bradley L. Williams
President
Brad was introduced to business at a very young age. His family acquired a restaurant in Ellensburg, Washington in the early 90’s and it was there where he was immersed in the inner-workings of how a successful businesses should operate.
In 2013, Brad was invited to join the team at Precision Management Company as an Assistant Manager. During that time, he worked hard to learn the Property Management business and was ultimately promoted to a Property Manager position in 2015.
Brad continued to work hard over the years, ultimately working from Property Manger, to Regional Manager, to Vice President, and in 2024, was promoted to President of Precision Management Company.
In his spare time, Brad enjoys researching various business development opportunities. He's also an avid sports fan and enjoys spending time with his family.
Trevor McNichols
Regional Manager
Trevor brings 14 years of diverse experience in the multifamily industry, charting a remarkable career path from Leasing Consultant to Regional Manager. His expertise spans the management of various property types, including conventional, affordable, mid-rise, and garden-style residences, as well as commercial properties. Throughout his career, Trevor has successfully navigated multiple markets, from California to Washington.
Trevor holds a CAM certification from the National Apartment Association (NAA), is a licensed real estate broker in Washington State, and has earned a C3P certification, reflecting his dedication to continuous professional growth. His bilingual proficiency in English and Spanish enhances his ability to engage effectively with diverse communities.
Outside of work, Trevor enjoys spending quality time with his wife, Jalani, and their newborn daughter, Aisling. Their family adventures often include hiking with their two rescue dogs. A former professional musician, Trevor maintains his passion for music by playing the drums whenever time allows. He also enjoys cooking, traveling, and dedicating himself to home and lawn care projects.
